House or Condo/Townhouse Monthly Management

Monthly Management Fee: 8% of Monthly Rent

Lease-up Fee***: $350.00

*** The Lease-up Fee includes the following Golden Property Management services: initial property inspection market rental survey, on-line advertisements, printed advertisements, responding to e-mails and phone calls, scheduling appointments with prospective tenants, meeting with prospective tenants, reviewing rental applications screening prospective tenants, conducting credit checks, checking tenant references, selecting the most qualified tenant, meeting with tenant to sign Lease Agreement, and facilitating the move-in.

Although this process of finding a qualified tenant is time-consuming, in the long run the process saves you money because it allows us to charge only 8% monthly instead of the standard charged by other companies.

Multiple Units (4+) Monthly Management

Monthly Management Fee: 7% of rents collected

Golden Property Management also offers a One-Time Finder's Fee

One-Time Finder's Fee: Half of Monthly Rent

Golden Property Management will assist an Owner in finding a qualified tenant and facilitate the move-in process providing these services: initial property inspection, market rental survey, on-line advertisements, printed advertisements responding to e-mails and phone calls, scheduling appointments with prospective tenants, meeting with prospective tenants, reviewing rental applications, screening prospective tenants, conducting credit checks checking tenant references, selecting the most qualified tenant, meeting with tenant to sign Lease Agreement, and facilitating the move in.
