With Golden Property Management, our team is your team. As your team, we work hard to keep your property maintained and help you generate revenue. Your GPM team is attentive, organized, experienced and efficient, which maximizes your profit and enables us to keep our management fees reasonable. GPM’s full service property management fees include a $350 per unit lease up fee, plus 8% of total rents collected monthly management fee.

  • Initial meeting and consultation, including a rental value appraisal
  • Marketing and showing your property
  • Thorough tenant screening
  • Drafting lease agreements
  • Move-in/Move-out inspections
  • Rent collection and enforcement of all lease terms
  • Vendor and monthly bill management, including but not limited to HOA payments, property taxes, and insurance
  • Detailed monthly and year-end accounting statements
  • Electronic transfer of rents collected
  • Property inspection

One-Time Leasing Fee is One Full Month Rent which includes:

  • Initial meeting and consultation, including an appraisal of rental value
  • Marketing and showing the property
  • Thorough tenant screening
  • Drafting lease agreement documents
  • Move-in inspections
  • NOTE: GPM holds no liability after tenant takes possession of the property

GPM requires no long term contract with our owners. All of our contracts are open-ended, meaning either party may cancel at any time with a 30-day written notice. However, if cancellation is within the first year of our agreement without cause, there is a cancellation fee of $850.

Cancellation of our services without cause is a $500 cancellation fee.
