With Golden Property Management, our team is your team. As your team, we work hard to keep your property maintained and help you generate revenue. Your GPM team is attentive, organized, experienced and efficient, which maximizes your profit and enables us to keep our management fees reasonable. GPM’s full service property management fees include a $350 per unit lease up fee, plus 8% of total rents collected monthly management fee.

Cancellation of Property Management Services

GPM requires no long term contract with our owners. All of our contracts are open-ended, meaning either party may cancel at any time with a 30-day written notice. However, if cancellation is within the first year of our agreement without cause, there is a cancellation fee of $850.

I have had Golden Property Management as my manager for nearly a year now. So far, it's been a great experience with them. They are communicative and helpful. I am positive that they will continue to do a great job managing my property. I interviewed several managers before selecting them, and I am glad I selected them.Everyone who works there is great. Kathy, Diana, Monique and Erica are the main people that I've dealt with and all of the interactions have been positive. I believe I met Anthony once at a showing, and he seemed like a nice guy too. Overall, a great team, and I trust them to manage our condo.

I have been both a rental property owner and a tenant in my past. Most recently, I was a tenant with Golden Property Management for almost 5 years, and they have been THE BEST company I have ever worked with - and I can see this from BOTH ends of the spectrum. From the open house to the deposit return, and every single contact in between, every member of their staff (and even most of their vendors!) has been courteous, professional, reasonable, personable, straightforward, and dependable. An ENTIRE staff of people with ALL of these qualities is REALLY rare to come across. Plus, their systems are fantastic - the online tenant portal, with both auto and manual payments (that can be used simultaneously to fit any tenants’ separate and/or differing payment accounts), shared documents, maintenance requests, etc., as well as their inspection software through HappyCo, makes all parties’ lives SO much easier.Golden Property Management is the ideal liaison between landlord/owner and tenant. They upheld fair, lawful balance and were prompt in doing so at every turn. Neither landlord/owner nor tenant could ever possibly ask for more than what they do ABOVE AND BEYOND for their clients.Kathy, Erica, Monique, Diana, Anthony, and a few others - THANK YOU from the bottom of my heart!!! After moving houses and changing to a new property management I never realized how wonderful GPM really was. They have always been super friendly and very professional. Any issue was quickly resolved and maintenance was handled in a timely matter. No matter the issue GPM has always been 100% on top of everything. This property management REALLY CARES. They made my family and I feel very comfortable and welcomed and treated us with so much respect, unlike the property management I rent with now. Kathy and the team are great at what they do!! They managed my home for almost 5 years. I really have nothing but good things to say about them. Here is what I liked:1) Itemized end of year statements- Perfect for tax preparation and deductions. No telling how this is going to effect us all next year as new tax laws take effect but nevertheless they hand you a detailed expenditure product at the end of the year. 2) You can be involved as much as you want as an owner (but the reason we have a manager is so that we don't have to) and they keep you informed BUT since I was overseas at the time, I gave them full reigns with a monthly maintenance expenditure limit of $300. So if it was below that then they don't need to bother me with it...if it was over then they did.I only mention this because in the first year or so we received much more information on the property than expected...so great communication on their end but we were hoping for less...after conversation with Kathy she suggested we set a spending limit to allow them greater flexibility. Great suggestion and professionalism on their behalf! 3) Any issues that arose with the tenants they quickly sought solutions to resolve. They are by the book and keep you as the owner within the confines of the CA State laws.

I have been looking for a great place to rent for a friend coming in from out of State and found Some nice listings from Golden property gave them a call to review the properties and found them very polite courteous and very knowledgeable about their properties we decided to rent one and couldn't be happier they attend all maintenance issues in a timely manner this is sometimes hard to find in this day and age You can tell they truly care about their tenants
