Tenants Applications

As a company, we do business in accordance with the Federal and State Fair Housing Law and welcome Persons of all Race, Color, Ancestry, Disability mental or physical, Religion, Sex, Gender, Sexual Orientation, Gender Identity, Gender Expression, Genetic Information, Marital Status, Source of Income, Handicap, Familial Status, and National Origin.

Before applying, please understand 2 important items:

  1. Please understand, we incur costs to process and screen each application, therefore, applications fees are NON-REFUNDABLE.
  2. Everyone 18 years of age or older MUST complete a SEPARATE rental application (i.e. roommates, couples, partners, etc…). A FULLY completed application will be processed in the order that they are received. Any incomplete applications will NOT be processed. The first application that is FULLY completed and meets GPM rental criteria will be approved. In addition, when choosing an applicant, we also look at move in date. Please make sure to list the earliest date you are willing to start your lease as per when the property is available; refer to the advertising to see the available date for move in.

Criteria & Required Documents

  • All applicants MUST complete and submit a SEPARATE rental application at the same time.
  • Everyone 18 years of age or older must apply.
  • Credit score MUST be 630 or above.
  • Applicants must make a combined minimum 2.5 times the monthly rent.
  • 3 years of verifiable rental history. (An immediate family member is not considered a qualified resource).
  • Rental history must be a positive referral.
  • A mortgage statement, if you have lived in your own home vs. renting over the past 3 years.
  • No unlawful evictions.
  • Bankruptcy’s must have been discharged (additional deposit may be required).
  • All applicants must be able to enter into a legal binding contract.
  • If approved, must provide a copy of rental insurance, prior to move-in. Residents will not be able to move-in without this.
  • Applications to rent are offered to everyone that inquires about a rental.
  • Golden Property Management may take up to 5 business days to approve an application (5 day period may be subject to changes based upon receiving landlord verifications).
  • We use a third-party pet policy service, all applicants must create a no pet or a pet/animal profile. Applicants should please go to this link: https://gpmsandiego.petscreening.com/. Once you have completed it, our company will receive a profile which we will connect to your application.
  • Application fee $45 per applicant, NON-REFUNDABLE-FIRM
  • Fully completed application, all applicants MUST submit a SEPARATE rental application at the same time (all requested documentation must be provided)
  • 2 months of pay stubs (if military, current copy LES), or letter of employment (if applicable)
  • 2 months of either a banks statement, or summary page showing your name and current balance
  • Copy of your ID (i.e. driver’s license, military ID, or passport)
  • Application fee $45 per applicant NON-REFUNDABLE-FIRM
  • Fully executed completed application, all applicants MUST submit a SEPARATE rental application at the same time (all requested documentation must be provided)
  • 2 months of either a banks statement, or summary page showing you name and current balance
  • 6 months prior of either a banks statement, or summary page showing your name and current balance
  • Copy of business license
  • Copy of your ID (i.e. driver’s license, military ID, or passport)
  • Refer to Employment & Financial Requirements section below, if needed

In addition to this rental application, you will also be required to provide a copy of a valid form of identification, proof of income, and bank statements, which can be attached to this application directly, or you can email it separately to apply@GPMsandiego.com. (or, Fax: (858) 761-0306, or drop off at office)

Rental Guidelines

An Application will not be considered “completed” and will not be fully processed until all of the following have been provided to us: a SEPARATE Application has been fully filled out and signed by you and each co-applicant; an application fee has been paid in full; If no item is checked, all are necessary for the Application to be considered completed. Any incomplete applications will NOT be fully processed.

A co-signer may be considered if an applicant is conditionally approved. All applicants MUST have a credit score of 630 or above in order to qualify to have a co-signer. Co-signers must submit and complete an application, and provide the same documentation listed above. The co-signer must earn a minimum of 3 times the rent in gross income by themselves, have a credit score of 700 or above and live in the State of California. In addition, pay the $45 non-refundable application fee. Co-signors MUST be approved by a GPM representative prior to applying.

GPM must run our own credit check and cannot use outside reports.

Applicants must make a combined minimum three (3) times monthly rent, in gross income, as a household. If you are applying with other applicant(s), the monthly income requirements will be combined. Applicants must provide verification of legal income sufficient to meet the rent to income ratio. Examples of verification include, but are not limited to, last two paycheck stubs, payroll print out from employer, previous year’s personal tax return, last two personal bank statements, proof of government income (e.g. social security, disability, welfare, etc…), proof of retirement income, (e.g. savings/bank account, stocks), proof of spousal and/or child support, or any other legal, verifiable income.

Applicants must have delivered and/or paid an application fee in the amount indicated above, and this payment partially defrays the cost of administrative paperwork. It’s NON-REFUNDABLE.

All applicant must have a 630 or higher credit score. In addition, bankruptcies, past due debt, slow pays, collections, repossession, liens, judgments, or wage garnishments may result in the increase of security deposit, or the denial of application to rent.

Any individual with a conviction in the last 7 years may be subject to an increased deposit, or the denial of application to rent. Any individual that may cause a threat to the health or safety of an individual, complex or property may be subject to an increased deposit or the denial, or application to rent.

Pet Policy and Requirements: We use a third-party policy service, all applicants must create a no pet or a pet/animal profile. Applicants should please go to this link: https://gpmsandiego.petscreening.com/ Please check the advertisement to confirm if pets will be considered. If not listed on advertisement, then pet(s) are NOT allowed. Only domesticated, common household pets will be allowed; if vicious or have an aggressive disposition deemed by management to be potentially harmful to the health and safety of others may be prohibited. A supplemental deposit will be required for qualified pet(s). Any negative references from previous landlords regarding pets will be grounds for disqualification. Service/Companion animals are not considered pets. Owner and/or agents of Golden Property Management reserve the right to deny approval of any pet or limit the numbers of pet allowed.

Applicants move in date must be within 2 weeks from the date the property is available. Please check the available date listed on the advertisement prior to applying. If there are multiple applications on a property, your move in date must be within 2 weeks of the available date, in order to qualify to be processed first. If you require a move in date outside of 2 weeks from the available date, it must be approved in writing by management. If you have not seen the property, you must notify management at the time of application.

Applicant and/or any co-applicant may withdraw their application at any time however; applicants understand and agree that they forfeit their application fee. If applicant, or any co-applicant, withdraws an application, or notifies us that you’ve changed your mind about renting the property, we are legally entitled to retain all application fees as liquidated damages, and the parties will then have no further obligation to each other. A copy of your credit report will be available for pick up if you wish to receive a copy (we do not mail any credit reports).

A GPM representative will notify applicant(s) (or one of the co-applicants, if applicable) within five (5) business days after the date we receive a completed application of approval (5 business day period may be subject to changes based upon landlord verifications). Once approved by GPM, the full amount of the Security Deposit will need to be delivered to the office. Once received, the Lease Agreement will be sent out to all parties for review and to be signed. Once the Lease Agreement has been signed by all applicants, the holding deposit of $500 will be due if you cancel your lease prior to moving in. On the day you move in, GPM will collect the remainder Move-In funds, which will be a full first month’s rent, pro-rated rent (if applicable), plus any pet deposits (if applicable). PAYMENT WILL ONLY BE ACCEPTED IN THE FORM OF MONEY ORDERS OR CASHIER’S CHECK. A personal check will not be acceptable for the first month’s rent and security deposit. CASH IS NEVER ACCEPTED BY GOLDEN PROPERTY MANAGEMENT OR ITS AGENTS FOR PAYMENT OF RENT OR SECURITY DEPOSIT.

A GPM representative will notify the applicant (or one of the co-applicants, if applicable) whether there application has been disapproved within 5 business days after the date we receive a completed application (5 business day period may be subject to changes based upon landlord verifications). Notification may be in person, email, or telephone. You must not assume approval until you receive actual notice of approval.

Once the applicant(s) have been approved, then the security deposit is due in order to hold the property. FIVE HUNDRED DOLLARS ($500) of the security deposit is considered the Holding Deposit which is NON-REFUNDABLE. The holding deposit is not a security deposit. However, it will be credited towards the required security deposit at move in; OR it will be retained by GPM as liquidated damages if you fail to move in on the move in date as per the executed Lease Agreement.

We’ll furnish keys, and/or access devices, only after all of the following have been completed: (1) all parties have been approved and collected holding deposit (2) all parties have signed the contemplated Lease Agreement, and other rental documents referred to in the Lease Agreement (3) all applicable rents and security deposits have been paid in full (4) once move-in walk through form has been completed and signed by, at least, one of the parties to the lease.
